    We identify opportunities to increase the investment value of a client’s asset either through repositioning the existing asset to create untapped value, by understanding alternative use potential, or to provide detailed advice for the future refinance or sale of an asset.

    Investment value is created not only by understanding the asset itself, but by working with experts to anticipate what the market and the lenders will require from it going forward.

    We work seamlessly with our legal, technical, occupational, and finance partners to protect — and more importantly, enhance — the investment value of every asset.

    Alongside existing asset managers and managing agents, we identify opportunities to unlock additional income from current holdings.

    This may include driving rental uplift through leading occupational specialists, or implementing EPC upgrades, EV charging infrastructure, and solar solutions — all designed to increase net income and, ultimately, strengthen the asset’s investment performance.

  • Strategic Targeted Sales

    Our disposal strategy is far more than just putting an asset to market. If clients are contemplating the future sale of assets, then well in advance of any sale process we assess timing, legal positioning, technical due diligence reports, potential marketing routes, and target buyer profiles. 

    We curate a full vendor “sale pack”, understanding all of these elements has a huge impact insuring the most efficient and profitable exit.

    We also advise on agent selection—or often, if or when to directly approach specific buyers on specific assets.

  • Retail Asset Repositioning

    A private client approached us for our investment advice on a prime retail property in Leeds which was let to Starbucks on a short lease.

    The client was concerned over the retail market and challenges around Starbucks strong negotiating position.

    We advised them on appointing a specialist & trusted retail advisor Four & Co, leveraging their experience in the market. They managed to negotiate a lease surrender with Starbucks whilst simultaneously agreeing a deal at a higher rent with a new tenant, Blank Street Coffee.

    This new long lease at a higher rent to an excellent covenant, combined with the physical upgrades to create a standout retail unit, has significantly increased the investment value.

  • Managed Lease Scenario

    A client owned a Central London freehold asset comprising multiple floors under 2,500 sq ft. After completing a CAT A refurbishment based on traditional leasing advice, the client struggled to secure occupiers and sought our guidance.

    Using our market insight and specialist input, we advised repositioning the building towards a managed lease solution. Working collaboratively with an operator, we recommended a phased fit-out approach, using selected fully fitted floors as “show suites” to accelerate leasing while avoiding unnecessary speculative CapEx. This strategic pivot resulted in all floors being leased within nine months.

    As a result, the client has transformed the building into a fully income-producing asset.

  • Industrial Asset Enhancement

    A private client approached us after agreeing to purchase a prime industrial asset. We advised in the background throughout the purchase and stressed how important it was to carry out both building and environmental surveys using specialist technical advisors.

    We firmly believed these elements were essential for future-proofing the asset and ensuring it would appeal to institutional investors at the point of sale. We therefore instructed our trusted advisors to complete the building and environmental surveys ahead of acquisition.

    Within 18 months, our client asked us to advise on a potential sale and identify the right strategic purchasers. With a carefully curated sale pack — including all survey documentation — we were able to maximise the investment value and secure a successful off-market sale to a major US private equity buyer.

  • London Strategic Advice

    Cavendish alongside Lewis & Partners were asked to advised Howard De Walden Estate on the investment potential of their asset in Cavendish Place.

    The client secured planning consent for additional massing, but following numerous appraisals & discussions over alternative uses, it was decided that reveloping the site may not be their preferred direction, and we were instructed to dispose of the asset on a confidential basis.

    We carried out presentations directly to the targeted parties, this resulted in a strong “off market” price being secured for the sale of the asset.
